At Luther Manor, we believe retirement should fit your lifestyle — not the other way around. That’s why we offer both rental and entrance fee contracts, giving you the flexibility to choose what works best for you.
Whether you prefer the flexibility of a month-to-month independent living lease agreement or the long-term stability of an independent living entrance fee contract, both options provide access to the same incredible amenities, services and life-enriching opportunities.
Understanding CCRC Contract Types
Luther Manor is a Life Plan Community, also called a Continuing Care Retirement Community (CCRC). We provide a full continuum of care onsite, from independent living to assisted living to skilled nursing care and memory care.
Many CCRCs offer two main financial models. Entrance fee contracts require a one-time upfront investment, while rental agreements allow you to pay month-to-month. For many seniors, a rental contract offers an affordable and convenient way to experience Luther Manor’s vibrant community. Here’s why the rental option is becoming increasingly popular:
- No large entrance fee: Unlike entrance fee contracts, rentals don’t require a significant upfront payment, making them an attractive option for those who prefer to keep their assets liquid.
- Greater flexibility: Paying month-to-month means you’re not locked into a long-term financial commitment.
- All-inclusive amenities: Even without an entrance fee, you’ll enjoy the same access to dining, wellness programs, onsite health services and social activities as entrance-fee residents.
While rental contracts don’t offer priority placement or lower monthly fees like entrance fee agreements, they provide an excellent way to enjoy supported independent living service agreements with all the comforts of a CCRC.
All-Inclusive Living, Regardless of Your Contract Type
At Luther Manor, every resident — whether on a rental or entrance fee contract — has access to a wealth of life-enriching activities, wellness programs and top-tier amenities. Your monthly fee covers a range of essential services and conveniences.
Enjoy a dining credit, all utilities (excluding phone and internet) and basic cable TV. Stay connected with Wi-Fi in select common areas and take advantage of free individual storage space and outdoor parking. Indoor heated parking is available for a nominal fee. There are complimentary laundry facilities — either in your apartment or conveniently nearby. Plus, full maintenance services ensure a hassle-free living experience.
Additionally, every day brings new opportunities for fun, connection and enrichment:
- Enjoy restaurant-style dining or grab a treat at the Great Room Café.
- Stay active with two fitness centers, a therapy pool and group classes.
- Explore your creativity in the woodshop, model train room or craft CREATE center.
- Engage your body with dartball and billiards, and keep your mind sharp with classic card games like sheepshead and cribbage.
- Connect with others who share your interests by joining one of our many clubs — from books to gardening.
